The development of the River East neighborhood along Riverside Park has officially begun with the groundbreaking of a 276-unit multifamily project, known as The Scenic.

Developers, city officials and other guests gathered Wednesday for the groundbreaking event. The Scenic, located east of West Fork Trinity River about 10 minutes from downtown Fort Worth, consists of 19 buildings – a mix of apartments, townhomes and boutique manor houses. Each building will be three stories tall, with the project totaling about 375,000 square feet. Amenities in The Scenic include a pool, lounge areas community garden plots and a pet park.

Criterion Development Partners is the project's developer, with Stanford Construction serving as contractor and JHP serving as architect. All three are based in Dallas.

“We think it’ll be attractive to a lot of people and hopefully even bring some people back from the suburbs to experience a walkable, great neighborhood,” said Pretlow Riddick, president and principal of Criterion.

Criterion declined to disclose the cost of the project.

Among those in attendance at the groundbreaking was City Councilwoman Ann Zadeh, whose district includes the River East neighborhood project.

She said the plans for the project began around the time she was elected to the city council in 2014, and it’s been “exciting” to see the plans come to fruition.

“Now is an exciting time to be part of this area,” she said. “The Scenic is an ideal place to do the ‘live’ part of ‘live, work, play,’ and the ‘work’ and ‘play’ is close by, so we love that.”

The first units of The Scenic are expected to be complete by spring 2017, with the rest of the project finishing at the end of 2017. The cost to live in The Scenic will range between $950 per month to $2,150 per month.
